学会正确计算利息,谨防银行高利贷欺诈
这是最近发生的一件真事。一位朋友接到银行客户经理的电话,说银行为他这样的VIP贵宾推出了一项免抵押、零手续费的消费贷款业务,10万元两年期贷款,每个月除了等额本金外,只需付500元利息,即月息千分之五,年息6%,特惠期有限,希望他抓紧办理。
乍一听,在民间借贷成本高达两位数时,能有这样6%的无抵押贷款确实是诱人的条件。但转念一想,银行这样热情地主动做赔本生意总是有点儿反常,所以我的朋友跟我说了这件事,看看哪里有猫腻。
实际上银行客户经理玩弄了小小的数字游戏,本金是按月在偿还,而利率计算却是按照初始的借贷总额在计算。例如还到最后一个月时,欠款只有10万/24个月=4167元,这个月却仍要付500元利息,月利率高达500/4167=12%。
那么银行的这个所谓VIP特惠利率究竟是多少呢?用Excel的XIRR函数可以很容易计算出实际利率,XIRR是用来计算内部收益率的,只需把资金进出按照发生的时间顺序列出来,用XIRR函数就能容易地计算出年利率。按照下图输入数据,可以算出这个案子的实际年利率高达11.7%。

面对银行的贪婪和欺诈,我们也许不能像美国人那样通过占领华尔街来表达愤怒,但至少要学会正确计算利率,免于高利贷的欺诈。

表面上利率是11%除以3.,3.67%,实际我大概估算是7-8%了,请LZ告诉个实数

你这个是内部收益率吧,年率除以2没除,除完5.83说6%也没啥错。用cfa计算器一按就知道了1/y=5.83 不是11.7

谢谢,明白了,我混淆了“两年后到期后一次还清本息”和“逐月偿还本息”之间的差别了。
1. 计算出的11.7%是年化利率,不是2年的总利率。
2. 如果你是在两年后到期后一次还清本息,则利率是6%。但这个案例中,是逐月偿还本息的,第一个月就开始偿付本息了,所以实际支付的利率要远高于6%。银行客户经理就是有意模糊了两年后一次性还本付息与逐月偿还本息的利率计算区别。
楼主,你的XIRR函数有点复杂。但是11.7%是2年的利率,那么1年的话也就是5.85%,是吗?
或者为什么不能简单一点来算呢?借了100000,但是最终需要支付的“利息”是:500*24=12000.那么利率就是:12000/100000=12%(2年的时间),所以一年就是12%的一半6%了,不是吗?
银行也不老实了
